1. What HCAD's records show for Sharpstown

How these numbers were counted — read this before you use them. Sharpstown is a Houston neighbourhood, not a city, and HCAD's records carry no neighbourhood field and no property-city field — the site address is a single line of free text with no ZIP attached. So this page uses the only geographic field available: the owner's mailing ZIP code, limited to 77036, 77074, as a proxy for the Sharpstown area. Two things follow, and both are stated rather than hidden. It is not the neighbourhood boundary. And because it follows the owner's mail, it systematically under-counts homes owned by landlords who receive mail at their own address — which means the "no homestead exemption" share below is more likely to be understated than overstated. Limited to single-family residences (HCAD state class A1) with a real street address; vacant-lot records are excluded. HCAD only appraises Harris County property, so all 9,505 of these homes are Harris County parcels.

What "no homestead exemption on record" does NOT mean. It does not mean those 3,008 households are overpaying, and this page will never say that. A home legitimately has no homestead exemption when it is a rental, a second home, an inherited or estate-held property, or a recent purchase where the new owner has not filed yet — the exemption does not transfer from the previous owner. All the figure says is what HCAD's records currently show. If one of these homes is the one you actually live in, then you may not have the exemption on record — and that is worth a minute of your time, because it is free to file and can be back-filed.

2. Reading the Sharpstown numbers

The Sharpstown ZIP areas have the highest share of missing homestead exemptions of any place on this list: 3,008 of 9,505 homes, or 31.6%, against a county rate of 28.4%. Within that, 77036 alone is 34.6% while 77074 is 28.5% — a six-point gap between two adjacent ZIP areas, which is why the breakdown below is shown separately rather than averaged away.

Now the part that has to be said clearly, because a high number is easy to misread. This is not evidence that Sharpstown homeowners are overpaying. A high share of single-family homes in this area are rented rather than owner-occupied, and a rented home is not entitled to a homestead exemption. That alone can account for a figure like this. What the number does say is that a household here that does live in the home it owns is statistically more likely to be surrounded by accounts without the exemption — so "nobody around me has one either" is not a reason to assume you do not need one.

The rest of the picture: a median appraised value of $251,101, a median $111.62 per square foot almost exactly on the county's $111.97, a middle-80% band of $86.09 to $142.12, and the second-oldest housing in this set at a median structure year of 1965.

Sharpstown is wholly inside Harris County — a Houston neighbourhood, not a separate city. The caveat that matters here is measurement, not geography: HCAD has no neighbourhood field, so this page uses owner mailing ZIP codes 77036 and 77074 as a proxy, as set out in the method note above. Published population figures for Sharpstown vary widely between sources depending on where the boundary is drawn, which is one more reason not to treat a ZIP grouping as the neighbourhood itself.

3. Sixty-year-old housing, and the two free filings worth checking

A median structure year of 1965 means a large share of these homes are now around sixty years old. Two free filings are worth checking before anything else.

Over-65. On housing this old, the original owners in many households have long since crossed 65. The additional $60,000 school-district exemption under §11.13(c) and the school tax ceiling under §11.26 are separate claims from the general homestead exemption, are not granted automatically, and go on the same free form. Under §11.43(k) you have until the first anniversary of qualifying to apply.

Late homestead filing. Under §11.431, a late residence homestead application must be accepted and decided if it is filed within two years of the delinquency date for those taxes, and tax already paid is refunded without a separate application. In a higher-turnover area this is the single most commonly missed item.

On the protest side, sixty-year-old housing makes condition a genuine argument — dated photographs, written repair estimates and contractor bids, uploaded through owners.hcad.org before the hearing date.

4. The protest deadline, and how filing works

The deadline rule, exactly. Texas Tax Code §41.44: your Notice of Protest is due by May 15, or the 30th day after HCAD delivered your Notice of Appraised Valuewhichever is LATER. Most years that is May 15, but if your notice arrived late, the later date governs. Do not assume May 15 without checking the delivery date on your own notice.

5. Exemptions every Sharpstown homeowner should check

Exemptions are separate from a protest, they are free to file, and they are not filed through iFile. For most households they are also the bigger number — a protest argues about value, an exemption takes value out of the tax base outright.

Common questions about Sharpstown property taxes

Sharpstown has the highest missing-homestead rate on this site. Does that mean people here are overpaying?

No, and it should not be read that way. A home has no homestead exemption on record for several perfectly legitimate reasons — it is a rental, a second home, or it changed hands recently. Sharpstown has a high share of rented single-family homes, and a rental is not entitled to the exemption. The figure describes HCAD's records, not anyone's tax situation.

Why are 77036 and 77074 shown separately?

Because they differ materially — 34.6% of homes in 77036 have no homestead exemption on record against 28.5% in 77074. Averaging two adjacent ZIP areas that differ by six points would hide the thing most worth knowing. Both are shown, along with the combined figure, so you can see which one your own mail goes to.

When is the Harris County property tax protest deadline?

Texas Tax Code §41.44 sets it at May 15, or the 30th day after HCAD delivered your Notice of Appraised Value, whichever is LATER. It is not always May 15 — if your notice arrived late, the later date is the one that governs.
